A MESSAGE FROM THE EXECUTIVE DIRECTOR

The New Brunswick Non-Profit Housing Association's Annual Conference brings together housing providers, sector leaders, government partners, and community organizations from across the province to learn, collaborate, and explore solutions to the challenges and opportunities facing community housing today.

Building on our theme, Foundations for Growth, the 2026 conference will focus on strengthening the non-profit and co-operative housing sector through knowledge sharing, partnership building, innovation, and practical strategies for sustainable growth. As housing needs continue to evolve across New Brunswick, the importance of coming together to exchange ideas and learn from one another has never been greater.

Attendees can look forward to engaging keynote speakers, interactive workshops, thought-provoking discussions, and valuable networking opportunities designed to support the important work of providing safe, stable, and affordable housing in our communities.

Opening the Conference with Reflection and Reconciliation

The 2026 NBNPHA Conference opened with a land acknowledgement delivered by Tyler Patterson, followed by a welcome and prayer from Elder Donna Augustine of Elsipogtog First Nation. Together, they reminded participants that conversations about housing are inseparable from conversations about land, community, belonging, and our shared responsibilities to one another.

Drawing on Indigenous teachings, Elder Donna spoke about stewardship, reconciliation, and the importance of caring for both people and the land. Her message encouraged attendees to view housing not simply as buildings, but as part of a broader commitment to community wellbeing, respect, and connection.

A SECTOR AT A TURNING POINT

Tom Mann challenged participants to recognize the unique moment facing New Brunswick's nonprofit housing sector. With significant new investments, ambitious housing targets, and growing community need, he emphasized that the sector has an opportunity—and responsibility—to think bigger, work together, and build the capacity needed to deliver lasting impact.

His remarks encouraged attendees to look beyond organizational boundaries, focus on shared goals, and embrace the partnerships necessary to create more housing, strengthen communities, and meet the challenges ahead.

2025-2026 ANNUAL REPORT

The Annual Report Live session brought members together to celebrate the achievements, milestones, and collective impact of the past year. Through stories, highlights, and reflections, attendees explored how the nonprofit housing sector continues to strengthen communities, support tenants, and expand housing opportunities across New Brunswick.

More than a review of accomplishments, the session served as a reminder that the work of creating safe, affordable, and inclusive housing is powered by the dedication of organizations, staff, volunteers, and partners across the province. Together, members reflected on progress made, recognized emerging opportunities, and looked ahead to the work still to come.

LIGHTNING TALKS

World Café: Conversations That Spark Action

New for 2026, the World Café transformed conference participants from audience members into active contributors. Responding directly to member feedback, the session created space for meaningful conversations on more than 20 housing-related topics, allowing participants to share experiences, explore solutions, and learn from one another through a series of facilitated discussions. The conversations generated practical ideas, new connections, and valuable insights that will help inform future programming and sector initiatives.

Get It Together: the creative and radical collaborations we need to meet the housing crisis

Drawing on the experience of a nonprofit housing provider that has grown to more than 1,700 homes, Sarah Button challenged attendees to rethink what organizational growth can look like. Through examples of partnerships, integration, shared services, and collaboration across the sector, she encouraged housing providers to move beyond the idea that organizations must either remain isolated or be absorbed by larger entities. Instead, she highlighted the many ways organizations can work together to build capacity, strengthen operations, and create more affordable housing.

Greg is the founder of Hemmings House Pictures, a Saint John-based certified B-Corporation known for impactful storytelling that inspires social change. Through documentaries, television, and film, Greg and his team create work that fosters connection, dialogue, and community impact. His achievements include multiple industry awards, an honorary doctorate from the University of New Brunswick, and recognition as a leader in socially conscious filmmaking. Beyond his work, Greg is a mentor, speaker, musician, and community advocate dedicated to building a kinder world.

A passionate swim coach and dedicated father navigates the turbulent reality of invisible homelessness when he is forced to live out of his van. Taylor Olson’s WHAT WE DREAMED OF THEN sensitively examines the isolation and delirium of hidden homelessness while exploring the compounding effects of small acts of kindness.

STEVE FOSTER, PRODUCER

Steve is a Canadian film and television producer and CEO and Partner at Hemmings Films. With more than 20 years in the entertainment industry, he has worked on a range of successful television productions, including Race Against the Tide, Cubicle to the Cage, and Revival. Steve combines creative storytelling with strong industry leadership and currently serves as President of Media NB, where he advocates for growth and collaboration within New Brunswick’s media sector. He is also passionate about mentoring emerging talent and supporting community development.

BUILD CANADA HOMES AND HNB FUNDING

Charlie Aucoin, Director of Partnerships at Build Canada Homes and Jennifer Ross, Director of Federal Provincial Relations and Innovation Housing New Brunswick outlined a new partnership aimed at creating at least 1,200 new community housing units over the next two years, with a stretch goal of 1,500 units. The initiative represents a $300 million investment and a new model of collaboration between federal and provincial governments, designed to accelerate approvals, reduce duplication, and put funding directly into the hands of nonprofit housing providers. Speakers emphasized that success will depend on strong partnerships, innovative approaches to affordability, and the leadership of New Brunswick's nonprofit housing sector.

Charlie Aucoin, Director of Partnerships at Build Canada Homes

Charlie Aucoin, MBA, CRF, is Director of Partnerships – Atlantic with Build Canada Homes, where he works collaboratively with government, non-profit, and private sector partners to advance housing solutions and strengthen community impact across Atlantic Canada. With a background in partnership development, fundraising, and strategic collaboration, Charlie is passionate about building connections that help organizations navigate complex housing challenges and scale meaningful solutions.

Jennifer Ross, Director of Federal Provincial Relations and Innovation at Housing NB

Jennifer brings more than fifteen years of progressive leadership experience within housing, social development, and public administration in New Brunswick. Jennifer leads Housing NB’s federal provincial relations and innovation agenda, strengthening partnerships, advancing strategic initiatives, and supporting the development of forward-looking housing solutions that respond to the evolving needs of New Brunswickers.

An opportunity for members within each region to come together to share experiences, raise local priorities, and discuss key issues impacting their work. Regional meetings help strengthen communication, collaboration, and representation across the sector.

WORKSHOPS

Adapting New Brunswick Community Housing to Extreme Heat

Chris Chen from Housing, Infrastructure and Communities Canada explored how rising temperatures are creating new challenges for community housing providers across New Brunswick. His presentation highlighted the growing risks that extreme heat poses to residents—particularly seniors, people with health conditions, and those with limited access to cooling—and provided practical tools for identifying vulnerabilities, improving building performance, and strengthening climate resilience. Through a simple framework of Diagnose, Decide, Do, participants were encouraged to take achievable steps to protect residents and prepare their buildings for a warmer future.

Building the Future: Understanding the Development Process

Developing affordable housing can feel complex, but this practical workshop broke the process into manageable steps. Participants explored the full development journey—from identifying community need and securing land to conducting feasibility studies, assembling financing, navigating approvals, and moving projects into construction. The session emphasized the importance of planning, partnerships, and phased decision-making, helping organizations understand how to turn a housing idea into a successful development project.


Strong Foundations, Sustainable Futures

As nonprofit housing organizations grow and evolve, strong governance becomes increasingly important. This interactive workshop explored practical approaches to board development, succession planning, skills mapping, and organizational readiness. Through case studies and group discussion, participants examined how to build governance structures that support growth while remaining connected to the communities and residents they serve.

Michael Norris, CHF

Michael is a passionate community developer and co-operative strategist dedicated to building sustainable, livable communities across Canada. With 7 years of experience in co-op and capital project development, Michael has supported the establishment of over a hundred co-op development projects, with 3,000 units under construction or completed. Michael's social infrastructure experience extends beyond housing, having established Southern Ontario's first French-language university and established the first Indigenous consumer co-operative on James Bay. Michael is committed to community service and volunteers as Secretary of the Canadian Community Economic Development Network and Treasurer of ACFO Hamilton. In his spare time, he enjoys cycling, playing hockey, and exploring the outdoors.

Alix Aylen, CHF

Alix Aylen brings a strong background in community and non-market housing, as well as a deep commitment to the co-operative principles, to CHF Canada. Alix holds a master’s degree in planning and has extensive experience in her recent role as Project Lead, Social Purpose Real Estate at the University of Toronto’s Infrastructure Institute. She has been instrumental in developing a capacity-building and training program to support the pre-development work of over 30 nonprofit organizations in Ontario. Alix’s work in financial feasibility analysis, partnership identification, and strategic planning will be invaluable as we work to expand co-op housing across the country. Alix also serves as a board member with the Kensington Market Community Land Trust, where she has been directly involved in acquiring, developing, and operating community and non-market housing in downtown Toronto. Alix is a strong advocate for partnership-driven approaches to housing development, a perspective that resonates deeply with our value of inclusivity at CHF Canada. Her combined expertise in project management and community housing development will strengthen our team’s efforts to achieve our vision of Co-op Housing for All.

Affordable housing projects rarely rely on a single funding source. This practical workshop explored how nonprofit housing providers can combine grants, loans, government programs, bridge financing, municipal incentives, and organizational resources to create a viable financial stack. Participants learned how to assess project feasibility, identify funding gaps, and strategically layer financing throughout the development process to move projects from concept to construction.

Leveraging Housing to Build Resilient, Stable, and Inclusive Communities

Housing is more than a place to live, it is the foundation of healthy, thriving communities. This workshop explored how strategic housing investments can strengthen local economies, support workforce development, foster inclusion, and create long-term community resilience. Drawing on practical examples from across New Brunswick, participants examined how housing can serve as a catalyst for broader social and economic outcomes while meeting the diverse needs of residents and communities.

Demystifying Mergers

This interactive panel explored mergers, partnerships, and collaboration as tools for strengthening the nonprofit housing sector. Rather than focusing solely on amalgamations, speakers encouraged organizations to start with their mission, identify their strengths, and consider a range of collaborative approaches that can increase capacity, preserve affordability, and support long-term sustainability. Participants examined how organizations can proactively explore opportunities for growth and resilience while remaining grounded in the needs of their communities.

Financing Repairs Through Housing New Brunswick Forgivable Loans

Maintaining affordable housing requires ongoing investment in aging buildings and infrastructure. This workshop explored how Housing New Brunswick's forgivable loan programs can help nonprofit housing providers finance critical repairs, improve building performance, and extend the life of existing housing assets. Participants learned about available funding opportunities, eligibility considerations, and strategies for aligning repair projects with long-term organizational sustainability.

FINANCIAL STATEMENTS

Strong financial management is essential to sustaining affordable housing organizations. This practical workshop helped participants build confidence in reading and interpreting financial statements, including balance sheets, income statements, and key financial indicators. Attendees explored how financial information can support better decision-making, strengthen governance, and contribute to the long-term sustainability of nonprofit housing organizations.

Minister David Hickey

Minister David Hickey opened the event by reflecting on both the urgency of New Brunswick's housing challenges and the progress being made through collaboration across government, nonprofit housing providers, and community partners. While acknowledging the thousands of households experiencing housing need across the province, he shared an optimistic vision for the future, highlighting recent reductions in homelessness and a historic commitment to build 1,200 new affordable homes in partnership with the nonprofit housing sector. His remarks reinforced the importance of continuing to work together to expand affordable housing and create lasting solutions for New Brunswick communities.

The Alex Arseneault Volunteer of the Year Award recognizes individuals whose dedication, leadership, and commitment strengthen nonprofit housing in their communities. This year, the award was presented to Megan Tubbs in recognition of her exceptional contributions and unwavering dedication.

Megan's determination, willingness to learn, and commitment to helping others have made her an invaluable member of her organization. From administrative support and tenant services to fundraising initiatives and community projects, she consistently goes above and beyond to strengthen her organization and improve the lives of residents. Her leadership, perseverance, and positive attitude serve as an inspiration to everyone around her.

INNOVATION AWARD

Bath Non-Profit Housing Inc.

The Innovation Award recognizes creative solutions that address housing challenges and strengthen communities. Bath Non-Profit Housing Inc. received this year's award for its remarkable transformation of the historic Bath Train Station into a four-unit affordable housing development.

What began as a housing project became a community-building initiative that preserved local heritage while creating much-needed affordable housing. Through vision, perseverance, and strong community support, the organization successfully repurposed a long-abandoned landmark into new homes for local residents. The project demonstrates how adaptive reuse can create housing, revitalize communities, and inspire future development.

GARY GLAUSER LEADERSHIP AWARD

Perry Kendall

The Gary Glauser Leadership Award honours individuals who have made a significant impact on the nonprofit housing sector through leadership, innovation, and collaboration. This year's recipient, Perry Kendall, has dedicated more than a decade to advancing affordable homeownership opportunities across New Brunswick.

Under Perry's leadership, Habitat for Humanity New Brunswick has experienced significant growth, helping more families achieve safe and affordable housing. His commitment to innovation has led to new partnerships that not only create housing but also help train the next generation of skilled tradespeople. Through his leadership, mentorship, and tireless advocacy, Perry continues to strengthen both the housing sector and the communities it serves.

Lifetime Achievement Award

Alphonse Turbide

The Lifetime Achievement Award recognizes an individual whose lasting contributions have helped shape and strengthen the nonprofit housing sector. This year's recipient, Alphonse Turbide, has devoted decades of service to community housing, cooperative development, and community leadership in Baie-Sainte-Anne.

Over the years, Alphonse has served in numerous leadership roles, including 20 years on the Board of Directors of the New Brunswick Non-Profit Housing Association. Known for his collaborative spirit, mentorship, and commitment to community development, he has inspired countless others through his example of service and dedication. His contributions have left a lasting impact on both the housing sector and the communities he has served.
